How To Tell When Real Estate Deal Is Too Good To Be True

Found a house on a recent listing that's in a prime location, looks well maintained, and the price is within your budget? Don't settle too quickly! Your house is a major investment; take your time to assess all the pros and cons before signing the deal.

Remember, if something seems too good to be true, it probably is. Here are some warning signs to watch when assessing a property:

1. The Price Point Doesn’t Meet the Average Rates

If you've been house hunting, you'll probably have an idea of the average market rate. If there's a stark difference between these rates, there's more to the surface than meets the eye. Talk to your real estate agent to find out more about this property and schedule a meeting with the homeowner to get a deeper insight into what is being offered.

2. The Homeowner Seems Sketchy

If a house has been sitting on the market for a long time unable to attract buyers, this could be a sign to look out for. Do some research to find any damage, repairs, or other activity that the homeowner may not tell you about. You can even talk to the neighbors and ask them if there's anything about the property you should be aware of. Some might not want to interfere in these matters, but you might find a few who'll give honest answers.

3. Too Many ‘Minor’ Issues

If the homeowner has told you about few minor plumbing problems or paint chipping, it's essential to do a deeper search of the house and carefully examine the extent of all issues. Most often, these cosmetic issues might hide more extensive and expensive repairs that can escalate costs. Take a look at all the problems and click pictures while walking through the house. Calculate the cost of repairs for all the damages to assess whether the final number fits your budget or not.

4. The Neighbors Might Not Be Welcoming

Everyone wants a house in a happy neighborhood where their children can cycle freely on the street and old and young get together for monthly community activities. But, if you notice something different or weird about how your neighbors act, this might be a red flag. Consider safety, privacy, and peace before moving into a new neighborhood, as these can become significant issues as years pass by.
